About Cortland, New York


Cortland is located between the cities of Syracuse and Binghamton and has been dubbed as the "Crown City" because it is located on a plain formed by the convergence of seven valleys with an elevation making it the upmost city to crown the state. Cortland was settled in 1791, became a village in 1853 and incorporated as a city in 1900 making it the 41st city in the State of New York. The Tioughnioga River flows soughward past the city, and several major routes service the city, including Interstate Route 81, US Route 11 and New York State Route 13.

Cortland is home to State University of New York at Cortland. Because Cortland is a college town, real estate in the area is fairly stable and not as volitale as other areas of the country.

During the preceeding 12 months there were 1340 new listings on the Cortland MLS, of which 450 properties sold. The average list price of homes sold was $118,330. The average sold price was $110.519. The average sale to list price was 93.40% and the average days on the market during this period was 90.
